Your Guide to a Home Energy Assessment
What to expect on your Home Energy Audit:
EMS upholds the highest of standards during our energy assessment to give you an accurate estimate on how much you will be able to save a year as well as many efficient ways to live more comfortably!
Here are the steps our energy consultants take to assess your home:
1. Exterior Inspection:
A full look at the shell of a home, the water drainage, and condition of the moisture barrier. Visual cracks to the foundation may cause air leakage as well as potential mold growth.
2. Health and Safety Inspection:
We check for any carbon monoxide produced by ovens, boilers and fireplaces and check for gas line leaks while we are at it! We want you and your family as safe as possible. Our certified technicians are geared with the latest technology to ensure accurate results.
3. Attic Insulation Levels:
EMS will enter the attic or unconditioned locations of the home to assess the condition and depth of your insulation. Often times, especially in older homes in the Northeast, we find the insulation has deteriorated over time due to poor air sealing when the home was initially constructed. We document the levels using rulers and photos while present in the attic space.
4. Living Spaces:
We work our way down to your living space, using thermal imagery we assess the wall insulation levels with a state-of-the-art inferred cameras. EMS conducts a thorough visual inspection to check for holes and cracks inside your wall space as well as any unnecessary penetrations.
We thoroughly inspect for conditions that may produce hazardous mold or any other airborne toxins. EMS will also check your foundation and drainage in the basement. We will also inspect moisture level at the wall surface for the potential to finish your basement, add value and square footage to your home while insulating and providing energy saving immediately. 6. Boiler Efficiency Testing:
We go into your heating/cooling location and not only test your boiler/furnace, but your hot water tank as well. Using the latest testing equipment we are able to gauge the overall efficiency of the units in place. The technology used will also help determine if any gas leaks are present in the home, sometimes homeowners are not aware of the dangers that may cause by a gas leak.
7. Depressurization Check:
Big words, but big impact. This test will determine if carbon monoxide will draw down from the chimney into your home. NYSERDA requires this as part of our assessment and we pride ourselves on making your home as safe as possible.
8. Blower Door Test:
We like to call this test the Grand Finale. The blower door will pinpoint all the drafty areas and leaks in your home. It depressurizes the home (to a very safe level) and basically accelerates all of the drafts in the home to help identify what could be causing the inconsistency of comfort or high energy bills, or in most cases, both. This test will also direct us where we need to seal your home in order to maintain a thorough air sealed building shell. We like our customers to be aware of these problems, or in some cases, we like to compliment you on a nice tight home, so we like to bring you around and show you exactly what we find while the test is being conducted. EMS will compile a comprehensive energy report to review our findings with you. We list all of our test results and enter the findings into an energy model which will identify the biggest potential for energy improvements.
